It’s the start of a New Year, time for a new you, new plans, or perhaps a new home?
You have an excited feeling building in your stomach, I do too! It’s such an exciting time of your life, but that looming house sale is putting you off getting too excited, for now. You are not alone, everyone feels the same. Apprehension blended with spells of excitement.
You want to know that whatever happens, your Estate Agent is doing the very best possible to make sure you can focus on getting all giddy for the house move. From that first decision to move, to the final sign on the dotted line, here are our 5 steps to see you through a successful sale…
Find your perfect fit. Think about the journey you are about to embark with them and how you want that to look. Its sounds cliché, but instruct your agent knowing that they are a good fit for you. Do you get on, have you been impressed by how they make you feel?
A home sale is often a complex and sometimes a time consuming process, so you want to make sure whoever your agent is, you can trust them. You will be talking to them regularly, make sure you get on with them and that they make you feel confident. Having confidence in your agent will help you both feel more positive about the move. They should keep up to date with your home sale regularly and be responding to the market with a process designed to help you along the way.
The second step is to make sure your home appeals to the perfect buyer in the very best way possible, and I am not just talking about home staging, even though this is my favourite part.
A soon as Victoria walks through a new front door she is already thinking about bespoke branding and brochures, we aim to give each of our homes its own identity so it stands out from the rest. No one does it like we do.
Make sure your agent spends time at your property, so they can not only capture the perfect photographs, but the feel of your home. This can then be injected into the brochure, the write up and so the whole team feels excited to be part of your journey. Capturing the tone and feel sometimes requires us to take a breath and explore every part of your home, emotionally and physically. It brings the very best of your home out.
We often get questioned on why we home stage and create such a lifestyle around each of our properties. ‘Well that’s not what it looks like in real life’ say some of our clients on our first meeting. But this part of the process is to appeal to your buyer, and get people to view your home. You need to give people a visual on what their new home could look like. You are building a picture of everything they’ve dreamed of, of every time they’ve flicked through a magazine or watched houses on the TV. Every homeowner has an idea of how they’d love their dream home to be. The matching bedside tables, the perfectly prepared bed. How proud they are to show it off, to show people round the home they created.
This is why our lifestyle works, we are building a dream. Then by the time they come to view, they have already decided where their new sofa will be going. That’s the best part. We rarely get buyers disappointed as part of the grand tour is creating the home they need. Talking to them about their NEEDS and exactly what they want most, then showing them how to make it work.
Tying up their requirements with their dreams. We love this job. Remember staging helps get people to view your property. It gets them over your threshold.
Each and every one of our properties has a marketing box of tricks that we delve into each month to keep the properties looking fresh and welcoming online. We tailor every tiny detail of your online profile so that potential buyers aren’t clicking on your listing by chance, it’s because this is the perfect home for them.
Once your property is launched online there are so many tweaks and changes we can be making to the marketing to make sure that the viewings are constantly trickling in, and if they aren’t, we know there is something to be improved.
This marketing bag of tricks is constantly being filled back up with new ideas too, there are always new approaches to try- we love to hear your thoughts too, and we want to work with you.
Make sure your agent tells your story. Viewings are your homes time to shine, so make sure you share all the brilliant details about your home to your agent.
A brilliant viewer is a key ingredient to a house sale, they can help buyers imagine what their home could look like, or talk through ideas of things they might change. Make sure they know all the quirks about your property, and have a wonderful welcoming personality. First impressions count.
We have so many wonderful properties that have fascinating stories behind them, from old police cells and doctors surgeries to water mills and potato barns- read some of our stories here
