Find your perfect fit. Think about the journey you are about to embark with them and how you want that to look. Its sounds cliché, but instruct your agent knowing that they are a good fit for you. Do you get on, have you been impressed by how they make you feel?

You will be talking to them regularly, make sure you get on with them and that they make you feel confident. Having confidence in your agent will help you both feel more positive about the move. They should keep up to date with your home sale regularly and be responding to the market with a process designed to help you along the way.
The second step is to make sure your home appeals to the perfect buyer in the very best way possible, and I am not just talking about home staging, even though this is my favourite part.

Make sure your agent spends time at your property, so they can not only capture the perfect photographs, but the feel of your home. This can then be injected into the brochure, the write up and so the whole team feels excited to be part of your journey. Capturing the tone and feel sometimes requires us to take a breath and explore every part of your home, emotionally and physically. It brings the very best of your home out.
We often get questioned on why we home stage and create such a lifestyle around each of our properties. ‘Well that’s not what it looks like in real life’ say some of our clients on our first meeting. But this part of the process is to appeal to your buyer, and get people to view your home. You need to give people a visual on what their new home could look like. You are building a picture of everything they’ve dreamed of, of every time they’ve flicked through a magazine or watched houses on the TV. Every homeowner has an idea of how they’d love their dream home to be. The matching bedside tables, the perfectly prepared bed. How proud they are to show it off, to show people round the home they created.
This is why our lifestyle works, we are building a dream. Then by the time they come to view, they have already decided where their new sofa will be going. That’s the best part. We rarely get buyers disappointed as part of the grand tour is creating the home they need. Talking to them about their NEEDS and exactly what they want most, then showing them how to make it work.

A brilliant viewer is a key ingredient to a house sale, they can help buyers imagine what their home could look like, or talk through ideas of things they might change. Make sure they know all the quirks about your property, and have a wonderful welcoming personality. First impressions count.

5. (Not so) Secret Weapon
Our secret weapon that will end your property sale on a high, is Alison our sales progressor. Her sole job is to make sure your final stages of sale run as smoothly as possible. Alison is our secret weapon. She is friendly, honest and the best person out there to help finalise those annoying details that can make the actual SALE of your property very time consuming.
We spend a lot of time chatting to Alison to work out how we can speed up each sales process for each of our clients.
Here’s a few stats for you: 33% of sales fall through on average in the UK. In 2016, we had just 12%. This is all down to getting the right people buying, qualifying them correctly and making sure lovely Alison holds onto them through the rough and smooth! She is a shining star.
