Welcome to Haverbreaks, a beautiful area in Lancaster just off the serene Lancaster canal, an exclusive private estate in a leafy area with grand houses and affluent neighbours. The owner of this house had bought it many years ago, with room for his family, wife, the dogs and the cats. It was somewhere they can enjoy for many years, and indeed they did! After 30 years here they decided it was time to move. They selected an online cut price agent, negotiated them down to a 1% fee and off they went.
A professional photographer came and shot some photographs and the homeowner did his own viewings.
26 weeks later he still hadn’t sold. On the strength of a recommendation we went out to see. They’d had 18 viewings and no-one offered. Not one. The feedback was minimal. So they didn’t know where they were going wrong, the viewings had also tailed off. I’m pretty sure the alpha male homeowner wasn’t sure I could do any better. He was a pussy cat though, both of the owners were marvellous. I was interrogated at the valuation, we talked about all the things that could make a difference, number 1 being the viewings. We agreed that I would host them myself, (I don’t always host the viewings myself but there was something about this family that I wanted to prove, I was every bit as good as my word)
We took some new pictures, staged the house within an inch of it’s life and ended up with the following: I can’t resist showing you.
The first ones were taken by a professional at the request of the previous agent – But the agent wasn’t there to guide them. The second ones were taken by me, (I’m Victoria, and I’m rather fussy over my photograph shoots!)
Okay – so we’ve seen the before and after and we did start to get viewings again immediately. The buyers themselves were very vocal on what they liked and disliked and feedback we gathered the very next day was plentiful. At least now the homeowners knew what the general consensus was so all we had to do was find the right buyer. After just two weeks we found them, they were genuinely lovely.
They offered in the home at the end of the viewing, and with a small language barrier meant we did a lot of writing on paper. We got them to 98.1% of asking price.
Being shown around by a 3rd non related party, you get the chance to be honest, those honest objections can be overcome by an agent. If it was the homeowner, many buyers don’t want to cause offense and will often not raise any objections meaning these small molehills turn into mountains or they are never even mentioned. Giving little or no chance of rescuing a potential purchase.
What you’ve just learned: Local agents with viewers sell it best! This wasn’t the only sale we’ve done from this cut price agent either.
I’m proud to say that we found the right buyer. I’m proud to say that my team were amazing and we did, eventually, sell this home to this buyer, however, it wasn’t all plain sailing and this one was one of the most difficult sales we’ve seen in a long time.

With 26 A4 pages of contact notes – emails, texts, phone calls – as all of these are documented
4 months for the sale to go through due to logistics between the two sides
Having an evening meeting at 7pm over the dining table with both buyer and seller to keep the sale alive – Yes – sometimes we have to go beyond to keep a chain together
Negotiated and progressed the sale through translators/family members to overcome the language barriers
It was testing BUT with perseverance it was worth it. The homeowners successfully moved into their new house and because they trusted us so much they actually used our amazing builder too.
