A tearful call from a lady sparked a fantastic all hands on deck rescue mission
This wonderful young family had outgrown their family home. In the heart of Morecambe, with a larger than average semi, the 1920’s appeal was rather special. The gleaming kitchen was open plan and it’s super modern features were every first time buyers dream. After being on the market for 8 months with another agent, they finally agreed a low sale price, found the perfect property to move too, and 1 week before their agreed moving date it all came crashing down.
The buyers had pulled out, things had started to unravel and their next dream home move was looking unlikely. They had been desperately trying to garner interest in their property so they wouldn’t loose the sale, but after two weeks and no viewings this was becoming increasingly frustrating. The owners were working with a friend who recommended us and we arranged to go and see them. It was clear that then and their two daughters were ready to move, everything was geared up for the removals.
I went to see them shortly after their phone call and pin pointed the issues that had led to firstly waiting for 8 months before they finally got an offer, the fall through, the lack of interest and explained how they can get to where they want to go.
It was a myriad of our very special formula that works. This property was on the market for £120,000 and had agreed a sale at a low £108,000 which fell through
After our appointment the result was phenomenal: (I mean amazing!!)
Here’s the difference in the marketing:
Immediately we had calls to view, first time buyers popped out of the wood work, some had been looking for months and had not noticed it. The new photographs were enticing, lifestyle led and were so attractive they couldn’t resist.
In under 4 weeks we received the first offer. The first offer was for £2000 more than they had finally agreed with their previous agent.
The homeowner was so happy and wanted to accept the offer. Our advice was that this was just a first offer and that they should reject and hold out for more. We eventually agreed at £112,500. Even though I was confident we’d get more, the home owners had since found out their dream home was still available and really wanted to go.
It was a happy ending – the home that they originally tried to purchase was still available. They continued the purchase and had and extra £4500 to put in their dream kitchen or have that family holiday they always dreamed of.
Besides the marketing there are some special techniques that we have used to achieve these results. From a brochure that makes you fall in love, to our structured viewings made to increase the likelihood of an offer, even down to our specific negotiating tactics. I’d love to show you exactly how we can maximise your home’s value and minimise your stress.
