There are many different ways to increase your viewings. The estate agent you select should be able to increase the chance of a viewing through a simple conversation with a potential buyer. (In fact they absolutely MUST be able to do this and there’s one final trick, they must also be able to move this house to become a favourite)
In my office we call this a critical conversation.
Let’s have a quick run through of how your buyer feels and the influence your agent has.

So they’ve liked it enough to call, but you won’t be the only house they’ve liked enough to do this with. So your home is one of perhaps 7 or 8 they’ve shortlisted. At this time they will have also shortlisted into an order too:
Your property might be number 5 on their favourites list. What your agent says about the house can move it to a number 5 to a number 3 house. (& potentially a number 1 house) Increasing the chances of not only a viewing but also a great offer.
Have a think about what you would love your buyers’ to hear on this phonecall. Here’s a few to help:
‘Ooooo That one is Janet in the offices’ favourite, she said you’ll have a view across the bay there from the master bedroom’ or
‘Oh my, that one has been super popular today, the log burner is so cosy’
These are great openers but they are missing one vital part.
These openers to the conversation increase desire, they also increase what is often referenced to FOMO (Fear of Missing Out). Effectively leapfrogging the house to a higher on the favourites list. Everyone wants what everyone wants!!!
There is ONE MASSIVE CRUCIAL ELEMENT to this though. In order to SELL the viewing effectively, increase desire & Create an opening for a future offer you have to also…..
