It’s lovely to write to you again so soon. I’m going to tell you today how you can help influence your viewers decisions to buy your home.
I was reading a book recently about persuading techniques. The author of this book had previously written another book. (He’s actually written loads) Whilst writing he did some days where he worked from his university office surrounded by text books, tests and scientific journals. Other days he worked from his home office where he was surrounded by everyday things, such as the outside world, people walking by, daytime Tv and his wife’s magazines. The book he was writing was for people like you and me. He put his chapters together and read them aloud.
The difference was astonishing.
The chapters he wrote in his office at the university were cold, factual, the prose was geared towards fellow lecturers. The chapters he wrote at home, were more creative, had a happier tone and had language and grammar that was so much more in tune with the audience he wrote for.
These results mean you can influence your buyers in two ways.
- Through your text and
- Through your carefully placed items.
Start by identifying your ideal buyer.
A bungalow may appeal to a more mature market.
A 3 bed semi may be a family.
Once you’ve identified who will be more likely to buy – write your brochure words to suit. Things that mean the most to those people in a way that will really appeal. For first time buyers, entertaining, local pubs and summer soirees in the garden with friends and family is perfect for them. For families, the mum’s love storage, places to cook with the children, family rooms for Saturday evening tv and movies.
Secondly, consider your surroundings. Are they what your ideal buyers would like? Do you have things they want? Is your home their ideal home? How about fishing rods in the garage of a retiree, or perhaps beautiful perfumes and books about travelling for downsizers.
There are many ways in which you can attract and appeal to someone. Think small, make changes revisit and refine. You’ll soon find the buyer that you really want that will enable you to move to the new homes of your dreams.
