Should I use a Professional Photographer? Regent Street, Lancaster

Prestigious location deserves a prestigious marketing right?  That’s what Cathy & Richard thought too when they chose a professional photographer.  (Keep reading for the before and after)

 

They had been on the market for some time with low viewing rates.  Initially enamoured by a small fee, the agent produced a brochure for them and set about selling.  However, it didn’t generate the viewings to get the offers, the viewings themselves were ‘low value’, which means they weren’t – either in a position to buy, just browsing or not priority buyers.  Lacklustre marketing = lacklustre viewings.

 

Time was now of the essence and Cathy and Richard frustration as low communication and no real answers as to why it wasn’t selling wasn’t as forthcoming as it could be.

 

Cathy and Richard asked us to come and see if we could pinpoint the issue, as they had chosen a ‘Professional Photographer’ as they were promised more viewings.  It never quite worked that way.

(Research shows that Homes with professional photos get 61% more views)  Yet in this case, the professional’s style did not work for this house.

 

Sadly not all Professional Photographers are made equal.  This doesn’t mean that technically the photographer is incorrect, it means that for selling, there are certain factors that enable a perfect shot.

 

There are 3 other elements to amazing property photography, and one without the other two just won’t work.

 

In this instance, unusually, we knew we could do better without the assistance of a professional, and explained to the homeowners that Professional Photography is amazing for some houses.  Yet for some, they are less important than the right photographs, with the right angles and in the right way.   We offer professional photography to those clients that would really benefit, for some though, enhanced marketing is unneccesary.  You see, our offering is tailored to the requirements of the homeowner and the house.

Observations

(Usually, this is what the buyer is perceiving to be the truth.  What can a buyer see or feel about the house will determine his/her actions)

 

  • Cold looking – little warmth
  • No emotion
  • The HDR / Layered images have produced a scratchy dark result
  • It’s not captured the beauty of the home
  • The rooms needed more definition
  • Doesn’t look inviting
  • There seems to be too much work to do
  • Buyers put off by their interpretation of the decor

 

Objective

  • To get more viewings to lead to more chance of a sale

Process

  • Gave each room a purpose
  • Staged each room to generate emotion and showcase the style of the home
  • Altered the perception of the master bedroom
  • Took some amazing photographs
  • Created a beautiful brochure
  • Worked with Cathy and Richard to get the very best results from Promotion & Presentation

Outcome

The viewings increased, in-fact we ended up having a total of 33 viewings and 10 offers.  That’s one offer for every 3 viewings!!  Amazing.  The power of perception.
