We’ve just sold a house in Hest Bank and want to share the story.
You may well be familiar with Prospect Drive. This leafy road off Hest Bank Lane is home to some glorious houses. Each a little different and these unique homes tend to attract unique buyers.

Our Marketing price: £550,000

What was the problem?
We met the homeowners and discussed why it hadn’t yet sold. He’d been on the market nearly 1500 days which is 4 years!! Imagine being in limbo for 4 years.
There were a few problems
- The price at the time wasn’t optimised to help buyers find the home
- The home was empty (not a great look for photos or viewings)
- I felt that the price was too low, therefore having a detrimental effect on the eventual sale price.
The default action of a most estate agents when they take on a house that hasn’t sold is usually to further drop the price, which is what happened with the last agent, which only further invited lower offers, especially given the marketing of this premium home wasn’t premium. He’d called us as his agent had again asked him to drop the price, again.
What happened next?
When we look at a home that has languished on the market for months and in this case, years, it is usually a mixture of things that prevent a sale. Our sole job is to ensure that whatever choices we make to reach the end goal, the client is happy with and that they also will get the result they really want. Whatever it takes.
So after a little more in-depth research, we found that the house was on for too little and should really be marketed higher. So we put the price up!
Next, we looked at the marketing was the very next thing to be tweaked. The home was looking a little lacklustre as the owners had already moved out into their dream home so we planned to stage the home and instructed an amazing magazine photographer to capture the true beauty of the home.

As you can see, the professional photographer and the staging really set the scene and helped the house feel much more like the size that it was.
But better isn’t good enough, so to get the results the homeowner wanted we went all out….
- Twilight photography is one of our specialities (We are the only local agents that do this) and it makes a huge impact.
- We also employed a specialist copywriter
- A bespoke board with ‘Look Back Appeal’ – showcasing the house, not the agent.
- Commissioned a suitable brand design to work with the house
- Designed a beautiful brochure that was printed on heavyweight paper to really add the finishing touch.
We had a total of 7 viewings each one in a great position and three offers.
On the 1st December, just 31 days from launch the property went under offer.
The owners finally after over 4 years will no longer have the burden hanging over them. It’ll give them the opportunity to do whatever they want now. A true success.
