Struggling to Sell
“Everyone says they love our home, so why hasn’t it sold?”
Now that you’ve been on the market for some time, these three questions may be on your mind:
1. Why hasn’t it sold?
2. How much will it eventually sell for?
3. What is going wrong?
What we have discovered from selling many homes over the years is that the quicker your home sells, the higher price you will get. Usually, this also means less hassle for you and your family, something you will no doubt now be concerned about.
If you ask most estate agents why a property isn’t selling, they will almost always cite too high an asking price as the main cause. They would suggest that if you drop the price enough, the house will sell. But that isn’t always true. In fact, after having sold many mid and premium properties, we know that how a property is presented and marketed can have a huge impact on whether or not a house sells.
It stands to reason then, that if your home isn’t professionally dressed to sell, and the marketing - photography, brochure, written description, advertising campaign and promotion strategy - is not at 100%, then no one can really be sure what’s preventing your house from selling.
Firstly, I’d take the house off the market. Give it a rest while you decide what the best next step is for you.
