So, as you know the Autumn/Winter months are officially upon us which means, shorter days, darker nights, cosy evenings in with thick winter socks sipping hot chocolate with marshmallows. It is a great excuse to cuddle up on the couch watching the rain come down outside…pure bliss.
If you are so comfy that you can’t even contemplate leaving the house your buyers might not want to either. Viewing houses on cold wintery days is not much fun (unless you view with us of course!) so to tempt them in you might have to pull out all the stops. As viewing numbers dwindle, now is the time to re-visit and revise. Do it now to grab those serious hardy buyers that are still looking.
Here’s my top tips for a successful sale in winter:
1 – Book an appointment with your agent. You can get together and work out how to really boost those buyers and tempt them in. All of our clients do this. Its a chance to revive your property.
2 – Get new pictures to reflect the season. Don’t forget that all important blue sky!
3 – Think Fair Isle patterns, chunky knits, and log fires. Feed their senses with cinnamon candles, soft textures and the crackle of a real wood fire burning. Not just on the viewings but also the pictures
4 – Banish extra heaters in the winter for the pics and viewings – It’s a tell tale sign your heating isn’t good enough
5 – Freshen up your décor. As the viewings are having a little longer in between – touch up the paintwork and get your winter curtains out. Opt for new jewel colours, pine cones, with cream and red hues with make your rooms winter ready
6 – Check out what has recently agreed an offer in your price bracket on Rightmove. Now they’ve gone what hole can you fill with your marketing?
7 – Get the kettle on! Why not fill some cute polystyrene cups with lids with hot chocolate for those super cold days and give them to the viewers to warm them up. Its a great feeling warming your hands up on a lovely milky drink. You’ll definitely be remembered.
8 – Shampoo the dog! The winter rain and mid makes them stinky!
9 – Refresh the brochure. A sleek handout will make you stand out.
