Meet Mike and Alison – Why houses don’t sell themselves…
I was first introduced to Mike and Alison in September. We’d talked through marketing on the phone, talked about what different estate agents could offer them and their future. Mike had made it clear from the outset that his belief that ‘you put it on Rightmove and it sells’ meant that his home only needed an agent to get the photos on there. ‘The house will sell itself.’ I liked Mike, he was straightforward and extremely honest.
We may not have agreed on his thoughts on Rightmove or his belief that houses sell themselves, however, I respected his stance. Perhaps he’ll get lucky.
What I haven’t mentioned is that this home was nearly £100k more than its similar-sized neighbour. It had no driveway, was going on the market at £450,000, had a small garden and was over overlooked by the canal. Will it sell?
It was exquisite though, a niche property, so what happened next?
It went on the internet, the gorgeous oak floors the incredible bi-fold doors onto the courtyard garden and the master suite that would make your eyes water. It was beautiful, the marketing didn’t really show it off.
Eight months went by and Alison came into the office and said that they hadn’t sold it and would like me to come and visit them to talk through what they could do next. On the consultation we talked about their future, they had big plans, exciting new things for them and their baby girls. Mike had built the home, he project managed and finished it to a blissfully high standard. It was wonderful, he asked why I thought it wasn’t selling, and told me all the reasons he thought it wasn’t.
They had only had 1 viewing in 8 months.
The real reasons?
The problems with parking, the garden and being overlooked were only problems in his mind, after all without enough viewings, he couldn’t be sure it was those things that were the real reasons it didn’t sell.
Interestingly, all of those points had a good side too, double garage so no parking problems, courtyard garden – great for entertaining and even better that it was easy to maintain, canal side life was great, dog walks and runs on the tow path.

We made a plan, brainstormed and had a strategy. After the initial consultation, we took Mike and Alison and we supercharged their marketing.
We spent half a day in the home getting it prepared for the photographer, and the results were incredible. A bespoke brochure was designed to stand out, branded and beautifully put together to capture all the beautiful reasons you could fall in love with this home. It was nothing short of spectacular. All our team loved this home.

In the first few weeks we had numerous phonecalls, requests for the brochure and 7 viewings. The home sold in just in just 22 days from launch for £90,000 more than its similar neighbour and just 9 weeks later they moved.

Before you can start any new marketing you need to plan. With a home that has already been on the market you look objectively and work out what improvements you can make and how that will make a buyer take action and ultimately sell your home.

Why it worked?
The house in comparison to what else was on the market now stood out. It exudes opulence and each touch point a buyer had was different. People like different, (I’ve read the studies, happy to share them with you over a coffee). If the marketing is the very best it could be, then the belief from the buyers is the same. They will feel that it is the very best they can get. It’s suddenly irresistible.
