Lifestyle marketing has long been a method of persuading a person to buy a product or service. Every piece of information you absorb daily is a way of persuading you to do something. From a 20 sign near a school, requesting that you slow down, to the product placements in your favourite movies.
Lifestyle marketing is the process of selecting appropriate information to appeal to interests, attitudes, and opinions of a group or a culture. Lifestyle: seek to inspire, guide, and motivate people, with the goal of their products contributing to the definition of the consumer’s way of life. Our sole goal is to move people emotionally enough to view and then buy your home.
The art of Lifestyle marketing is not a single strategy. It encompasses everything we do. In 2013 we brought in Lifestyle Photography, you may have seen them – here’s some of our favourites.
This works. It’s called a persuader. A visual feast designed to evoke a feeling and a response. We aren’t the only agents that do this locally, but we were the first, and we are the only ones that can tell you exactly why we do it, what works best and why it works.
There are other lifestyle marketing tactics we employ to generate a response too:
Key Questions – known as a Pre-Suader – These are usually used on a viewing (and during the phone calls) it gives a viewer her ammunition (I love this part)
Timing – Key timing to key conversations. This can only be done IF the key questions have been asked
Execution of the description – A conversion description uses fully researched techniques to increase a conversion from online view to phonecall
Prepared Answers- These are prepared in advance to increase the conversion from phonecall to viewing

Compiling Information – gathering useful information from the owners can contain gems that creates an invitation to offer.
Some local companies offer ‘lifestyle pictures’ – but they don’t know why. Without knowing the why and how the marketing is powerless.
As you’ve made it to the end here’s my top 10 tips for lifestyle marketing:
- Clean like your life depended on it – no one will buy into your lifestyle if it’s dirty
- Steal some style ideas from 5 star hotels – gorgeous bathroom goodies on display will get brownie points
- Fluffy Towels – buy the most expensive ones you can afford – Juts 1 or two in the bathroom oooze luxury
- Fresh Flowers – they smell wonderful, are proven to increase happiness, reduce anxiety and can improve your mood.
- Hide your cleaning things – no one wants to be reminded of the chores they’ll face when they buy
- Organise all fixed cupboards – they will look in them. Wow them instantly
- On hot days have ice cold freshly squeezed juice at the ready
- Smell – a gently fragranced candle or simple room spray works well
- Books – Consider your buyer and remove those that don’t work. For down-sizers – keep your new language and travel books. For first-time buyers – lifestyle and home magazines work well.
- Dress your bed. Cushions and throws in a mixture of different textures feel cosy and indulgent
So, when you choose an estate agent, what will you be asking? Their fee will represent the work they do behind the scenes. I’m expensive. I’m expensive because of the sheer amount of work we do before, during and after we have agreed a sale. Lifestyle marketing is just the beginning. The smile you walk away with is our ultimate goal.

More demand and more desire paves the way for increased offers and asking price offers, I know this because we smashed the ceiling price on many houses, 1 in 5 of our houses this year have achieved full asking price.
